Luma is Development Victoria's flagship community in Sunshine North, around 170 architecturally designed two- and three-bedroom townhomes built on the former City West Water depot, roughly 13km west of the CBD. The homes reach a 7-star energy rating with solar and double glazing, wrapped around Willowbark Park and screened by a striking two-storey, leaf-patterned sound wall. Luma's Stage 1 was named Best Affordable Housing Project 2025 at the HIA Awards and a finalist for the UDIA Victoria Boutique Townhouse Award. Climate Group installed split-system heating and cooling across the homes, matched to each floor plan and delivered stage by stage so every residence was climate-ready at handover.
